Chapter 01

The leak is almost never where the stain is

Water shows up on a ceiling wherever gravity and the framing happen to carry it, which is often nowhere near where it actually got in. The real entry points are usually smaller and less obvious: a vent pipe seal that has dried out, a valley where two roof planes meet, or flashing around a chimney or wall.

That is why a real inspection starts at those spots rather than straight at the stain. Chasing the stain instead of the source is how the same leak gets fixed twice.

A same day look when water is coming in

When someone calls about active water coming in, that is not a job that waits for next week. One customer said Bud returned her call promptly and came out to inspect the roof the same day she found the leak.

The first job on a call like that is finding exactly where the water is getting in and stopping it there, before anyone talks about what the longer term fix looks like.

Chapter 03

When it is a repair, and when we will tell you it is a replacement

Not every leak means a new roof. That same customer had sealant applied where a vent pipe was leaking, and it cost her nothing. Sometimes the honest answer is a small fix, not a sales pitch for a full tear off.

Other times a repair really would just be buying time on a roof that is past it, and you will be told that plainly too, with a free estimate on what the real job would cost.

Warranty on the repair work itself

Warranties are available on both products and workmanship, and that applies to repair work, not only full replacements. A sealed vent pipe or a re-flashed valley is backed the same way a new roof is.

That is what a workmanship warranty is for. If the same spot gives trouble again, it gets addressed rather than turning into a second invoice.
